What Bellevue chimneys are actually like
Bellevue mostly does not have the failure everyone reads about. A large share of these houses have prefabricated metal fireboxes inside a framed chase — a boxed structure with a metal cover on top, not a masonry stack with a concrete crown.
The failure mode is completely different. Cheap galvanized chase covers rust through from the inside, and once they do, water pours straight down into the chase and into the framing, usually with no sign of it indoors until the damage is substantial. If you have rust streaks running down the outside of your chimney, that is what you are looking at, and a quote for “crown repair” on this house is a quote from somebody who never went up.
