If you only ever book one thing from this list, book the first one. An annual sweep and inspection is what keeps everything else on this page from becoming necessary.

When something has already failed

These are repairs, and every one of them gets inspected and written up before it gets quoted. In this climate they tend to arrive in the order below — the top of the stack goes first, and water does the rest.

When it cannot wait

Something moving in the flue is the one that gets pulled forward in the schedule. Stop using the fireplace and call — a blocked flue sends smoke and carbon monoxide back into the room.
